Junior Quantity Surveyor

We are currently seeking an ambitious and motivated Junior Quantity Surveyor to join our commercial team. This role offers an excellent opportunity to gain exposure to all aspects of commercial management within a leading construction company.

About this role

The role of the Junior Quantity Surveyor (JQS) is to support the commercial team in managing and reporting the current and forecast financial position of the project(s) they are assigned to, in line with JJ Rhatigan’s commercial procedures, reporting cycles, and document control requirements. 

Procurement & Tendering

  • Assist the procurement process as required, including take offs, compiling tender documentation, issuing tender enquiries, and tracking returns in line with JJ Rhatigan procurement schedules. 

  • Develop and maintain a schedule of interested subcontractors / suppliers and support tender communication and clarifications. 

  • Review tender quotations against scope, drawings and specifications; raise queries, obtain updates, and ensure quotations remain aligned to issued information. 

  • Compile tender comparisons on returned quotations and highlight scope gaps, exclusions and commercial risk. 

Subcontractor/ Consultant appointment & compliance  

  • Support the procurement of subcontractor and consultant trades (as required), including issuing enquiries in line with the JJ Rhatigan Subcontractor Procurement Process. 

  • Prepare (or assist with) internal sign-off documentation in line with the JJ Rhatigan Subcontractor Appointment Process. 

  • Ensure assigned packages are fully signed off internally and that subcontract orders are issued, signed and returned complete (including all required documents and collateral warranties) prior to works commencing on site. 

  • Maintain awareness that no payments will be processed until the required order and supporting documents are in place. 

 Hly Valuations, Payments & SAP 

  • Assist in compiling and agreeing the monthly application for work completed by JJ Rhatigan to support project cashflow. 

  • Assess subcontractor and consultant applications for payment monthly (as directed by the Commercial Lead), including issuing certificates/payless notices as required. 

  • Upload approved payments to SAP for Level 1 & Level 2 approval (Senior QS and Commercial Director) to ensure payments are made on time. 

  • Issue the Subcontractor & Consultant Payment Checklist to the Commercial Manager once payments are loaded on SAP. 

Commercial reporting & requirements

  • Assist the Commercial Lead in preparing internal reports in line with JJ Rhatigan’s Commercial Reporting Process and the Commercial Reporting Schedule (or as directed by the Commercial Director). 

  • Support monthly commercial deliverables including CVR reports, cashflows, monthly project reviews, applications and assessments, ensuring deadlines are met. 

Document Control

  • Maintain all project commercial records on SharePoint in the required folder structure, including correspondence, applications and assessments (client and subcontractor), variation registers, cost reports, cashflows, client certifications and internal costings. 

Disputes & Claims

  • Carry out duties in a manner which avoids disputes with the client and the supply chain. 

  • Where disputes arise, assist the commercial team in developing a defence, including setting out JJ Rhatigan’s position, compiling supporting records and reports, and liaising with appointed defence teams where required. 

Value Engineering

  • Seek value engineering options where possible to ensure JJ Rhatigan achieves best value for materials, trades and consultants. 

Purchasing & Materials support

  • Assist with the purchasing of materials in line with the Project Quantity Surveyor, ensuring timely procurement and cost-effective outcomes. 

Estimating support (as required)

  • Provide support to the estimating department during peak periods, including measuring, issuing enquiries, comparing quotes and checking quotation coverage for JJ Rhatigan’s tender price (with guidance from Senior Estimators). 

Requirements

  • Degree or Higher Diploma in Quantity Surveying, Construction Economics or a related discipline.

  • Strong understanding of construction contracts, procurement processes and commercial management principles.

  • Excellent numerical, analytical and problem-solving skills.

  • Proficiency in Microsoft Office, particularly Excel.

  • Experience with SAP or similar commercial management systems would be advantageous.

  • Strong organisational skills with excellent attention to detail.

  • Ability to work effectively within a team environment and communicate confidently with internal and external stakeholders.

  • A proactive attitude with a willingness to learn and develop professionally.
